Three financial terms every buyer needs to understand before making an offer.
When you're buying a home, the financial side can feel overwhelming. There are numbers everywhere. Rates. Percentages. Monthly payments. But three concepts actually matter most, and if you understand them, you're halfway to being a smart buyer.
An appraisal is straightforward: Your lender sends someone to evaluate whether the home is worth the price you're paying. It's not personal. It's mathematical. If the appraisal comes in low, it affects your financing. Knowing this up front helps you position your offer realistically.
Your APR is the real cost of borrowing. Not the interest rate. The APR. Interest rate is part of it, but APR includes fees and costs rolled into one number. Two loans can look identical until you compare APRs. Then the real story emerges.
PITI is your actual monthly cost. Principal. Interest. Taxes. Insurance. Most first time buyers think about mortgage payment and forget property taxes and insurance add significantly. PITI is what you're actually committing to every month. Budget for the whole number, not just the interest portion.
Understanding these three changes how you approach buying. You ask smarter questions. You budget accurately. You understand your true cost.

Median price is $1.448M. Homes are sitting 66 days on market. Inventory is up to 1,492. Translation: The urgency is gone. Now precision matters.
Luxury segment ($1M+) is still the driver. Out of state buyers are still here. But now they're selective. That means your home needs to be positioned perfectly to compete.
For buyers: You have leverage. More choice. More time to think. But good homes still move fast. If you see something right, move decisively.
For sellers: Premium positioning wins here. Turnkey properties with strong presentation and strategic pricing outperform everything else when inventory is high.
